Pre-Auction Building Inspection Planner

Work backwards from auction day to give yourself time for a building and pest inspection and report review.

Free tool for Victorian property buyers

When should you book an inspection before auction?

Enter the auction date, the turnaround your inspector estimates, and the time you want to review the report. The planner subtracts your review time from auction day, then subtracts the report turnaround to find a target inspection date.

Use the date shown on the property listing.

Calendar days from the inspection to receiving the report.

Calendar days you want to read the report and ask questions.

What to confirm before bidding

  • Ask the selling agent when the inspector can access the property, and tell the inspector when the auction is scheduled.
  • Confirm whether the booking covers both building and timber pest inspections, what the inspector can access, and when the written report can arrive.
  • Use your review time to discuss significant findings with the inspector. For information about buying at auction, see the Consumer Affairs Victoria auction guide.

The tool uses calendar days, including weekends and public holidays. Your dates are planning targets; confirm the actual inspection and report times directly.
