Building & Pest Inspections
Our Building & Pest Inspections provide a detailed assessment of the property’s structural condition along with a comprehensive termite and timber pest check. We identify defects such as cracks, leaks, poor workmanship, decay, moisture damage, roof faults and any signs of pest activity that may compromise safety or lead to expensive repairs.
This combined inspection is ideal for buyers wanting complete peace of mind before committing to a property purchase.
What a building & pest inspection covers
A combined inspection looks at the building and at timber pest activity in a single visit, so you get the full picture of a property before you commit. Our inspectors assess all safely accessible areas and record every significant finding with photos and plain-English explanations.
- Interior: walls, ceilings, floors, windows, doors, wet areas and evidence of leaks or dampness
- Exterior: cladding, brickwork, eaves, gutters, downpipes, paths, fences and retaining walls
- Roof exterior and roof space: coverings, flashings, framing and insulation where accessible
- Subfloor: stumps, bearers, joists, ventilation and drainage where accessible
- Timber pests: active termites, termite damage, borers and wood decay, plus conditions that attract them
- Safety hazards and major defects that may need urgent attention
Technology that finds what the eye can’t
Where appropriate we use thermal imaging to detect hidden moisture and possible termite activity behind linings, a non-invasive moisture meter to confirm readings in timber, plaster and masonry, and laser levelling to check floors for movement or settlement.
Reports that prioritise what matters
Your report separates major defects, minor defects and maintenance items so you know what matters most when you negotiate. Findings are explained in plain English with supporting photos.
Frequently Asked Questions
What is the difference between a building inspection and a pest inspection?
A building inspection assesses the structure and condition of the property, such as cracking, leaks, roof faults and safety hazards. A timber pest inspection looks specifically for termites, borers and wood decay. A combined inspection covers both in one visit and one report.
How long does a building and pest inspection take?
Most houses take between one and two hours on site, depending on the size, age and accessibility of the property. Larger or older homes can take longer.
Should I attend the inspection?
You’re welcome to attend the end of the inspection so the inspector can walk you through the key findings. Your written report will explain everything either way.
Can an inspection find every defect?
No visual inspection can guarantee to find every defect. Inspectors assess safely accessible areas and do not remove linings, furniture or floor coverings. Thermal imaging and moisture testing help us find issues that aren’t visible to the naked eye.
