Construction Stage Inspections
Building a new home involves multiple critical stages and even small mistakes can lead to costly problems later. Our Construction Stage Inspections include slab, frame, lock-up, waterproofing and pre-handover checks so you can see how work is progressing and raise concerns with your builder early.
We identify defects early, giving you confidence that your home is being built with accuracy, safety and quality workmanship.
Why inspect during construction?
Once plaster, tiles and cladding go on, many defects are hidden for good. Independent stage inspections check your builder’s work at each key milestone, so problems are fixed when they’re cheapest and easiest to fix, before you make the next progress payment.
The stages we inspect
- Slab / pre-pour: set-out, reinforcement, vapour barrier, penetrations and edge beams before concrete is poured
- Frame: wall and roof framing, bracing, tie-downs, lintels and trusses against plans and engineering
- Lock-up / pre-plaster: windows, doors, roof coverings, cladding, sarking and wall wraps before linings go on
- Waterproofing: wet-area membranes, upturns and falls before tiling
- Fixing and pre-handover: internal finishes, fittings, workmanship and a full defect list before you pay the final instalment
Your rights as a Victorian homeowner
If you have a domestic building contract in Victoria, you are generally entitled to have an independent inspector access the site at reasonable times with notice to your builder. Check your contract for the specific notice requirements, and talk to us about timing each stage.
Frequently Asked Questions
How many stage inspections do I need?
Most owners book slab, frame, lock-up and pre-handover inspections. Adding a waterproofing inspection is recommended for homes with multiple wet areas.
Can my builder refuse an independent inspection?
Under a Victorian domestic building contract, owners are generally entitled to reasonable access for an independent inspection with notice. Check your contract’s notice clause, and let us know if you have trouble arranging access.
When should I book each inspection?
Book when your builder notifies you that a stage is complete, and before the next stage covers the work (e.g. frame before linings, waterproofing before tiling).
What happens if you find defects?
Your report lists each defect with photos and references so you can ask your builder to rectify it before the next progress payment.
