How Do Building and Pest Inspections Work?

Building & Pest InspectionsBy PrimeCheck · Updated 2 min read

A building and pest inspection assesses accessible areas for visible defects and timber pest evidence. Here’s the process, report limits and sensible next steps.

A building and pest inspection combines a visual assessment of accessible building areas with an assessment for timber pests and related damage. The inspector records what can be seen on the day, explains which findings need attention, and notes access limits so you know what was not assessed.

This guide is the single PrimeCheck explainer for that process. It does not promise a defect-free property, quote prices, or claim compliance with any particular standard unless confirmed in our business facts.

What the inspection is for

Use a combined inspection when you need one visit and one report covering both building condition and timber pest evidence commonly before purchase, and sometimes for owners who want a condition check.

It is not a structural engineering investigation, asbestos survey, electrical safety certificate, plumbing performance test, valuation or warranty.

How the process usually runs

  1. Confirm purpose and scope. Pre-purchase, general condition and other report types are not identical. Ask which areas are included and how inaccessible spaces are recorded.
  2. Arrange access. Locked rooms, stored goods, low clearances and weather can limit what can be assessed. Limitations belong in the report.
  3. Inspect accessible areas. Depending on the property, that may include interiors, exteriors, roof exterior and roof space, subfloor, wet areas, drainage observations and timber pest evidence where safely accessible.
  4. Receive a written report. Look for locations, photos, plain-English explanations and a clear separation of urgent issues versus maintenance.
  5. Decide next steps. Some findings need specialist advice (engineer, licensed trade, pest treatment provider). The inspection report is evidence for that decision not a repair quote.

What the report can and cannot tell you

A report documents visible conditions at the inspection date. It cannot reliably assess every concealed cavity, every weather-dependent leak, or future pest activity. A “clean” report does not remove the need for ongoing maintenance; a report that flags a defect does not by itself set the repair cost.

After you get the report

Read the summary with the photos and limitations. Mark items as urgent investigation, repair planning, monitor, or routine maintenance. If you are buying, send material findings to your conveyancer or solicitor before any contractual deadline.
