Building InspectionsBy PrimeCheck · Updated 1 min read
Common new-home warning signs, how to record them, and when to get an independent inspection before repairing the evidence.
A new home can look finished while a leaking junction, uneven floor or recurring crack still affects performance. Photograph the location, note whether the issue changes after rain or use, and record what the defect affects before anyone patches the surface.
Prioritise performance, not cosmetics
Give priority to issues that may affect structure, water management, weatherproofing, safety or habitability. Connected signs matter more than a single mark for example a crack beside a door that also binds, plus nearby floor fall or staining.
Common sign groups
- Water and moisture staining, damp odours, failed sealants, incomplete flashing, ponding or blocked drainage.
- Cracking and movement pattern, change over time, separation at junctions, sticking openings.
- Roof and external weatherproofing gaps at penetrations, failed junctions, poor falls.
- Finishes and installation uneven floors, hollow tiles, loose fittings, incomplete work (may be handover-list items unless unsafe).
- Timber deterioration soft or damaged timber, moisture conditions, or inaccessible areas that were not assessed.
Victorian process notes (not legal advice)
